Oregon Seller Closing Costs

Your flat fee MLS package covers the listing service. Selling an Oregon home can involve separate closing expenses determined by your contract, lender and closing professional.

Listing fees and closing costs are different

Standard is $299 and Premium is $349, paid up front. Our listing service adds no closing fee, transaction fee or success fee. That does not eliminate mortgage payoff, title work or other expenses associated with transferring your property.

Review the package features separately from the closing estimate provided by your closing professional.

Items to review in your seller estimate

A mortgage payoff may include principal, interest through the payoff date and lender charges. Ask your lender for an official payoff statement rather than using the balance from your last monthly bill. Other secured debts or liens may need to be resolved before the sale.

Title examination, closing or settlement services, document preparation and recording or cancellation charges depend on the transaction. Title insurance and inspection costs are allocated by the purchase agreement and local practice, not by a universal seller rule.

County taxes, prorations and agreed credits

Your agreement may allocate county property taxes, association dues or other ongoing costs between buyer and seller. The closing professional calculates the applicable prorations. Verify the relevant tax period, exemptions and assessments rather than assuming every Oregon county bills or adjusts the same way.

Repairs, concessions and buyer closing-cost credits are negotiated terms. Insurance or flood-related questions should be reviewed with qualified professionals. Request an updated estimate after any contract changes.

Buyer-agent compensation is separate

Compensation for a buyer’s agent is not required by our listing service. If applicable, it is negotiated separately outside the MLS in accordance with current rules. Compensation offers must not be placed in MLS listings. Document any agreement appropriately with the professionals advising your transaction.

Confirm your net proceeds before closing

Ask the closing professional for an itemized seller estimate using your actual sales price, mortgage payoff and signed purchase agreement. Review the final settlement figures, verify instructions directly through a trusted contact and seek legal or tax advice for questions specific to your property.
